Commercial property in Chichawatni sits on a few busy roads.

Each road suits a different kind of business, so the right buy depends on what you plan to do with it.

Here are the main markets, the types of property on offer, and the checks we do before any deal.

Main commercial areas

Four areas cover most shop and plot deals in town.

Tower Road

Busy road with banks, offices, mobile markets and retail shops. Our own office is here.

Ghalla Mandi

A big grain and cotton market. Shops and godowns here get steady rent from traders.

GT Road bypass

Large plots on N-5 for fuel stations, marriage halls, hotels, warehouses and car showrooms.

Railway Road and Circular Market

The old bazaar for gold, clothes, shoes and electronics, with heavy daily footfall.

Types of commercial property

Most buyers choose one of three options.

  • Frontage plots: 2, 4 and 8 marla commercial plots on main roads, good for building a plaza.
  • Rented shops: shops that already have a tenant, so rent starts from day one.
  • Plaza floors: first and second floor space for clinics, IT firms and offices.

Checks before you buy a shop or plot

Commercial deals carry more money, so the paperwork matters even more.

  1. Fard and khasra. Confirm the seller owns it and the size matches. Our guide to Fard and intiqal explains the steps.
  2. Commercial status. Make sure the land is shown as commercial, not just used as a shop.
  3. Tenant papers. For a rented shop, read the rent agreement and ask for proof of rent paid.
  4. Tax. Filer buyer pays 1.25% (236K), filer seller 2.75% (236C), plus 1% Punjab stamp duty. Details are on our FBR valuation page.

Homes, rentals and selling

Many shop buyers also want a home nearby. Model Town houses, Hayat Abad near Tower Road, the Housing Scheme and Civil Lines are all close to the markets. You can also see all property on sale, homes to rent in town, or sell a shop or house with us.
